Pursuant to Chapter 61.24 of the Revised Code of Washington

I. NOTICE IS HEREBY GIVEN that the undersigned Trustee will, at 10:00 A.M. on January 23, 2009, at the main public entry to the Pacific County, Washington courthouse, 800 Memorial Drive, South Bend, Washington, sell at public auction to the highest and best bidder, payable at the time of sale, the following described real property, situated in Pacific County, Washington, to wit: The abbreviated legal descriptions to the parcels are: Parcel 1 BLK 1 NORTH BEACH, and Parcel 2 TAX 189 IN 28-10-11. The Assessors tax parcel number for the parcels are: Parcel 1 73017001001, and Parcel 2 10112911189. The full legal description of Parcel 1 is: "A) Commencing at the Quarter corner common to Sections 28 and 29, Township 10 North, Range 11 West of the W.M., in Pacific County, Washington; thence North 89° 58' 47" West, a distance of 430.00 feet to a point. Said point being the Northeast corner of the property herein described and the point of beginning; thence North 89° 58' 47" West, a distance of 76.80 feet to a point on the U. S. Government Meander Line. Said point being the Northwest corner of the property herein described; thence along the said Meander Line, South 06° 51' 49" West, a distance of 100.72 feet to a point. Said point being the Southwest corner of the property herein described; thence South 89° 58' 47" West, a distance of 88.80 feet to a point. Said point being the Southeast corner of the property herein described; thence North 00° 01; 13" East, s distance of 100.00 feet to the point of beginning. (Being Lot 1 Block 1 North Beach Addition to Ilwaco as adjusted by Survey filed in Book 20 at page 109).

Said point being the Northwest corner of the property herein described; thence South 00° 01' 13" West, a distance of 100.00 feet to a point. Said point being the Northwest corner of the property herein described; thence South 00° 01' 13" West, a distance of 100.00 feet to a point. Said point being the Southwest corner of the property herein described; thence South 89° 58' 47" West, a distance of 50.00 feet to a point. Said point being the Southeast corner of the property herein described; thence North 00° 01; 13" East, s distance of 100.00 feet to the point of beginning. (Being Lot 8 Block 1 North Beach Addition to Ilwaco as adjusted by Survey filed in Book 20 at page 109). "E) Lots 3, 4, 5 and 6 in Block 1 of North Beach Addition to Ilwaco, according to the Plat thereof on file in the Office of the Auditor of Pacific County, Washington, including that portion of vacated Butte Street in said Plat accruing to said Lots 5 and 6; "EXCEPT a portion of the East 10 feet of said described parcel being a strip of land conveyed in Boundary Line Agreement recorded September 24, 1992 under Pacific County Auditor's File number 29696 TOGETHER WITH the North half of "H" Street vacated under Pacific County Superior Court Cause number 95-2-0034-2 accruing thereto by operation of law; AND ALSO TOGETHER WITH lands Westerly of above described parcel extending to the U. S. Government Meander Line." The full legal description of Parcel 2 is: "That portion of accretion land lying Westerly of the Westerly boundary of Block J of that portion of the Town of Ilwaco designated on the Plat thereof as North Beach, per Plat thereof on file in Volume D-1 of Plats at page 2 records of Pacific County, Washington; "TOGETHER WITH that portion of H Street vacated by Judgment in Pacific County Superior Court case number 95-2-00076-4 accruing thereto by operation of law, extending to the Ordinary High Tide Line of the Pacific Ocean. The aforesaid real property is subject to that certain Deed of Trust dated September 9, 2005 and recorded September 5, 2005, in Pacific County, Washington under Auditors file number 3083615, 3083616, 3083617, rerecorded on October 3, 2006 under Auditors File #3096882, and a deed of trust recorded on March 7, 2006 under Auditors File #3090611, 3090612 and 3090613, from Structural Investments & Planning IV, LLC, an Arizona limited liability company and Pacific Crest 1 Development, LLC, a Washington limited liability company, as Grantors, to Pacific County Title Insurance Company, a Washington corporation, as Trustee, to secure an obligation in favor of Sonas Capital Group, LLC, who was and is the Beneficiary. II. No action commenced by the Beneficiary of the Deed of Trust or the Beneficiary's successor is now pending to seek satisfaction of the obligation secured by the Deed of Trust. III. The Defaults for which this foreclosure is made are as follows: 1. On loan #P0010, incurred on or about September 9, 2005 in the original amount of $2,060,000.00, together with an additional advance incurred October 3, 2006 in the original amount of $785,453.00, the failure to pay the balance of principal and interest on maturity: The amounts due and owing on loan #P0010 are itemized as follows: Principal balance $3,405,056.15; Interest to 3/9/2008 $469,714.18; Late charge $382,077.02; TOTAL $4,202,847.20. 2. As an additional default, on loan #S0020, incurred on or about July 12, 2005 in the original amount of $800,000.00, the failure to pay the balance of principal and interest on maturity. The amounts due and owing on loan #S0020 are itemized as follows: Principal balance $536,875.82 Late charge $53,687.58 TOTAL $590,563.40

3. As an additional default, the failure to pay the following real property taxes: 2008 $757.04. NOTE: THE DEFAULTS SET FORTH ABOVE MAY ALSO BE THE SUBJECTS OF ADDITIONAL LOAN AGREEMENTS. THE LOANS AND THE COLLATERAL SECURING LOANS BETWEEN THE PARTIES IS SET FORTH ON THE ATTACHED EXHIBIT "A" FOR REFERENCE. IV. The sum owing on the obligations secured by the Deed of Trust is $4,875,567.75, plus accrued interest from and after March 9, 2008, costs and advances, if any, as provided for in the underlying Note and Deed of Trust, and as are provided for by statute. V. The above-described real property will be sold to satisfy the expenses of sale and the obligations secured by the Deed of Trust as provided by statute. The sale will be made without warranty, express or implied, regarding title, possession or encumbrances on January 23, 2009.

The defaults referred to in paragraph III must be cured by January 12, 2009 (11 days before the sale date), to cause a discontinuance of the sale. The sale will be discontinued and terminated if at any time before January 12, 2009 (11 days before the sale date) the defaults as set forth in paragraph III are cured and the Trustee's fees and costs are paid. The sale may be terminated at any time after January 12, 2009 (11 days before the sale date) and before the sale by the Grantor or the Grantor's successor in interest or the holder of any recorded junior lien or encumbrance paying the entire principal and interest secured by the Deed of Trust, plus costs, fees, and advances, if any, made pursuant to the terms of the obligations and/or Deed of Trust, and curing all other defaults. VI. A written Notice of Default was transmitted by the Trustee to the Borrowers and Grantors at the following addresses: 7339 N. Highcliff Drive, Paradise Valley, AZ 82503; P. O. Box 178, Seaview, WA 98644; 2706 Seacrest Avenue, Long Beach, WA 98631; 1112 Pacific Highway South, Long Beach, WA 98631; P.O. Box 1515, Long Beach, WA 98631; 2815 Willows Road #111, Seaview, WA 98644; 108 26th Street N.E., Long Beach, WA 98631; 2815 Willows Road #110, Seaview, WA 98644 - by both first class and certified mail on August 28, 2008, proof of which is in the possession of the Trustee; and on August 30, 2008 the Borrower and Grantor were personally served with said written notice of default or the written notice of default was posted in a conspicuous place on the real property described in paragraph I above, and the Trustee has possession proof of such service or posting. VII. The Trustee, whose name and address are set forth below, will provide in writing to anyone requesting it, a statement of all costs and fees due at any time prior to the sale. VIII. The effect of the sale will be to deprive the Grantor and all those who hold by, through, or under the Grantor of all their interest in the above -described property. IX. Anyone having an objection to the sale on any grounds whatsoever are afforded an opportunity to be heard as to those objections if they bring a lawsuit to restrain the sale pursuant to the Revised Code of Washington, 61.24.130. Failure to bring such a lawsuit may result in a waiver of any proper grounds for invalidating the Trustee's Sale. X. NOTICE TO OCCUPANTS OR TENANTS The purchaser at the trustee's sale is entitled to possession of the property on the 20th day following the sale, as against the grantor under the deed of trust (the owner) and anyone having an interest junior to the deed of trust, including occupants and tenants. After the 20th day following the sale the purchaser has the right to evict occupants and tenants by summary proceedings under the unlawful detainer act, Chapter 59.12 of the Revised Code of Washington.
