NO. 116-FLOOD DAMAGE PREVENTION, ORDINANCE NO. 145-PROCEDURES FOR PROCESSING LAND USE DEVELOPMENT PERMITS AND ORDINANCE NO. 149-LAND DIVISIONS

NOTICE IS HEREBY GIVEN that the Pacific County Board of Commissioners will conduct a public hearing on Tuesday, July 8, 2008 at 10:30 a.m., or as soon thereafter as possible. The public hearing will be held in the Commissioners Meeting Room of the Pacific County Courthouse Annex, 1216 W. Robert Bush Drive (US 101 and Pacific Avenue), South Bend WA. The purpose of the public hearing is to consider amendments to Pacific County Ordinance Nos. 116, 145 and 149, the amendments of which are being published in summary and in compliance with RCW 65.16.160. (NOTE: the full text will be mailed without charge upon request - see the "Proponent" below for the addresses and/or telephone numbers to submit requests.)

SUMMARY BY ORDINANCE:

Pacific County Ordinance 116B Amendments-Flood Damage Prevention Ordinance-Amend/update Ordinance No. 116A to meet current State & Federal floodplain development & protection requirements. The State has instituted additional standards for Manufactured Homes, new standards for Recreational Vehicles, and standards for new construction utilizing below-grade crawlspaces in the floodplain. The standards are also required to make Pacific County's floodplain requirements consistent with the International Building Codes. The Ordinance has also been updated to match the procedural and administrative language of other Pacific County ordinances.

Pacific County Ordinance 145G Amendments-Procedures for Processing Land Use Development Applications - Amend Ordinance No. 145 to reflect changes made to Ordinance No. 149-Land Divisions and Ordinance No. 116A-Flood Damage Prevention Ordinance.

Pacific County Ordinance 149A Amendments-Land Divisions -Amend Section 3-General Requirements, by clarifying the land division exemption process and amend Section 4-Short Subdivision Provisions, by modifying the hearing process for short subdivisions.

The Pacific County Department of Community Development has preliminarily determined that the proposed modification does not have a probable significant adverse impact and therefore no additional SEPA analysis is required. This decision was made after review of a completed environmental checklist and other information on file with the lead agency. This information is available to the public on request.

At the conclusion of the hearing, the Board of Pacific County Commissioners will consider adoption of the above noted amendments or may take other appropriate action. Anyone interested is invited to attend said hearing and be heard. Comments for or against the proposed documents are encouraged. Interested persons must either submit their written comments before the hearing is commenced (see address noted above) or present their written and/or oral comments in person during the scheduled public hearing.
